We’ve all had them and cringe at the sight of them. Those pesty little things are more than just a nuisance. They are bad for your health, carrying disease and mayhem everywhere they go. You’ve tried sprays but that only seems to work locally and temporarily. Does that surprise you? Roaches have survived the ice age. Why would you think a little spray is going to get rid of them? Those motels work for a while but they are difficult to hide and can be found by your child or pets, not to mention gross to handle, knowing they’re in there somewhere. Eeeeew!

If you think about it, roaches need two things to survive; water and food. That explains why they love hanging out in your kitchens and bathrooms or maybe by your pets food and water. It’s easy to say keep your house clean but you will have to keep up with it if you don’t want to be bothered by these nasty unwanted guests.

If you have pets at home, you want to keep them safe from eating any residue the roach sprays have and poisons in some of these traps. Therefore, I have listed 10 of the best non-toxic and safe ways to get rid of these buggers without worrying it will hurt your loving pets or children. Use common sense in placement of some of these and within days, you will see them disappear. Be patient because at first, they will put up a fight but you will be surprised at how these simple and natural solutions work.

Rosemary: Place twigs in cabinets, drawers, anywhere you’ve seen them. It may take a couple of days and you may even see more at first but that’s because they’re moving out.

Eucalyptus: Place plants (you can find them in craft stores), anywhere you see roaches. You can also dab some Vick’s Vapor Rub in inside cabinet corners. Don’t put the Vick’s where your pet can get at it. You can also just open the jar and let it sit somewhere. It’s a potent scent and they hate it. Oils work too.

Basil Leaves: Crush and put anywhere you’ve seen them.

Petroleum jelly: Spread some outside the bottom part your dog’s bowl to prevent roaches or any other bugs from climbing into it.

Bleach: Put some bleach and some water in a spray bottle and spray inside of your cabinets and spray your counter tops daily with this. Pour some bleach in the kitchen sink where your trash disposal is and cover drain.

Keep Dry: Keep all areas dry from moisture. Dry off dishes before you put them away, and keep sink dry as well.

No Food: Keep food tightly sealed, like cereals, cookies, etc. Go through your drawers for crumbs. If you see them in your drawers, they found something.

Cover Drains: Cover drains in kitchen and bathroom before bed.

Catnip: You don’t need a cat and it’s cheap to buy. Sprinkle some in cabinets but if you have a dog, you may not want to put it where he can get it. Behind the refrigerator is also a great place.

Baking Soda: Mix with some sugar and sprinkle in areas you’ve seen them. They’re attracted by sugar, eat the baking soda and eventually die.

The lease agreement is a contract between landlord and tenant where the tenant agrees to live in the rental property for a set period of time. Although the tenant may have had every intention of remaining in the rental for the entire length of the lease, situations come up that may force the tenant to move out earlier. Learn five times a tenant may be able to get out of a lease without penalty for breaking the contract.

Consequences of Illegally Breaking a Lease

Since a lease is a binding contract between landlord and tenant, if a tenant breaks the contract, he or she could face serious legal consequences. These include:

  1. Landlord could sue tenant for rent owed.
  2. Landlord could sue tenant for breach of contract and damages.
  3. Tenant could have an eviction on record.
  4. Judgments and eviction will negatively impact tenant’s credit score.
  5. Tenant could have difficulty finding new apartment due to eviction and/or poor credit.

5 Times Tenant Can Get Out of Lease Without Penalty

1. Property in Violation of Habitability Standards

Landlords have to maintain the property in a fit and habitable condition. Some common obligations include:

  • Tenants Have Access to Running Water at All Times.
  • Providing Proper Trash Bins for Garbage
  • Keeping the Common Areas Clean.
  • Performing Repairs.
  • Following Health and Safety Codes.

Tenant Can File a Health or Safety Complaint with the Town or the Landlord:

  1. Complaining to Health or Safety Organization:
    1. If the tenant complains directly to the building department or other health or safety organization, an inspector will come to the property to see if the tenant’s complaint has any merit. If the inspector decides the claim is valid, the landlord will be sent a violation notice, stating that the landlord needs to fix the problem within a certain number of days.
  2. Complaining to Landlord:
    1. A tenant can provide written notice directly to the landlord stating that there is a health or safety violation that needs to be repaired. State laws will vary on how long the landlord has to respond to and fix the violation.
    2. In most states, if the landlord fails to fix a significant health or safety violation, not just a simple repair, the tenant may be legally allowed to break the lease agreement.
    3. To break the lease, the tenant would have to provide the landlord with written notice of the tenant’s intention to terminate the lease agreement. Depending on state law, the tenant would have to wait a certain number of days after giving this notice before he or she could move out, unless the health or safety violation was so severe that it required the tenant to move out immediately.

2. Landlord Violates Rules of Entry or Harasses Tenant

A landlord must usually give at least 24 hours’ notice before the landlord has the right to enter the tenant’s rental unit. In addition, the landlord must have a legal reason to enter the apartment, such as:

  • To Inspect the Unit
  • To Make Repairs
  • To Show the Unit to Prospective Tenants

The Tenant May Have the Right to Break the Lease If:

  • The landlord tries to enter the tenant’s rental for reasons that are not legally allowed.
  • Makes continued attempts to enter the tenant’s unit without proper notice
  • Harasses the tenant.

The tenant must usually obtain a court order to get the landlord to stop the behavior. If the landlord violates the court order and refuses to quit the behavior, then the tenant can provide notice that he or she will terminate the lease.

3. Tenant Is Active Duty Military

The Servicemembers Civil Relief Act, otherwise known as SCRA, offers certain protections for active duty military members. These members are protected when they receive change of station orders.

If a service member signs a lease and then receives orders that require the member to relocate for a period of at least 90 days, the tenant can:

  • Provide the landlord with written notice of their need to terminate the lease agreement.
  • This notice must usually be made at least 30 days before the desired date of termination.
  • The tenant should also provide proof, such as a copy of the change of station orders or military deployment.

4. Victims of Domestic Violence

Many states include protections for victims of domestic violence in their landlord tenant laws. Tenants who have been victims of domestic violence may have the right to terminate their lease agreement without penalty. Usually, the act of violence must have occurred in the recent past, typically within the last three to six months.

The Tenant Must:

  • Provide the landlord with written notice of their desire to break the lease due to domestic violence.
  • Must provide this notice at least 30 days prior to desired date of termination. Some states require more than 30 days’ notice.
  • The tenant is only responsible for paying rent up until the date of lease termination.

The landlord has the right to request proof of this act of domestic violence. Acceptable forms of proof usually include a copy of an order of protection or a police report which documented the incident.

5. The Apartment Is Illegal

If it turns out that the apartment a tenant was renting was not a legal rental unit, the tenant can terminate the lease agreement without penalty. State laws will vary, but the tenant is often entitled to the return of at least a portion of the rent they have paid over the life of their lease. They may even be entitled to additional money from the landlord to assist them in finding another apartment to rent.

Tenants may be able to legally break a lease if the apartment violates habitability standards, if the landlord harasses the tenant, if the tenant receives change in military station orders, if the tenant is a victim of domestic violence or if the apartment is illegal.

From Safety to Security Deposits

As a landlord, you have a responsibility to your tenants. While you expect them to pay rent each month, when they signed that lease, they have certain expectations of you as well. Here are some of the responsibilities a landlord has to their tenants.

Maintain a Safe Environment

A tenant expects their home to be safe. As a landlord, you are responsible for providing your tenants with a secure place to reside.

Your tenants should feel safe inside of their apartment. It means you should ensure all doors and windows are properly secured and have appropriate working locks. All front doors should, at the very least, have a deadbolt lock.

You should also make sure no one else has a key to the tenant’s apartment. You should always change the locks once a prior tenant moves out and before a new one moves in. If you are going to give keys to realtors to show your vacancies, make sure to use a generic lock and then replace the lock prior to your tenant moving in.

You should not allow unsupervised repairmen inside a tenant’s apartment as this could lead to claims of robbery. You should make sure you have followed all safety codes such as installing working smoke and carbon monoxide detectors.

Tenants should feel safe outside of the building as well. Make sure any outdoor areas are well lit and free from hazards, such as a broken step or unstable handrail.

If you have a multi-unit property, tenants should feel safe with the other tenants in the building. You need to properly screen all tenants who are looking to rent your property and check for criminal history or other red flags. You should also be wary of allowing any animals that are considered dangerous breeds. These types of animals have a higher propensity to bite and can make other tenants feel uncomfortable.

Quiet Environment

A tenant expects their home to be quiet. Again, when screening tenants, you should look for those you believe will be respectful of others. You should also have a strict quiet hours policy in your property that all tenants must consent to — for example no loud noises, music, or otherwise, after 10 pm.

Clean Environment

A tenant expects their home to be clean. While you are not responsible for washing a tenant’s dishes or picking their clothes up off the floor, as a landlord, you do have certain responsibilities to maintain the property as a whole.

You need to make sure trash is taken out, either by yourself or through an agreement with a tenant or superintendent. You need to make sure common areas are well cared for; that they are free from garbage, mopped or vacuumed on a set schedule, and have working light bulbs. You must maintain outdoor areas in the same manner; make sure the grass is cut, outdoor lights are functioning, and the yard is free from debris.

If a tenant has a problem with rodents, roaches, bedbugs or other, you will need to rid the problem yourself or hire a professional to do so. Be careful of putting down insecticides without a license as you may take on additional liability for doing so.

Respond to Repair Requests Promptly

A tenant pays rent to reside in your property. It is your duty to them to respond to requests for repairs in a reasonable amount of time. The severity of the repair should warrant how quickly you should respond. A cabinet door off of its hinges does not need immediate attention but should still be taken care of in no more than a week.

Lack of heat in the winter is a repair that requires immediate attention, both for the safety of the tenant and for the benefit of your property. The lack of heat may cause your water pipes to freeze, and that could lead to thousands of dollars in repair costs. Also, you could face legal ramifications if you are at fault for the heat not being on—for example, the lack of heat is due to a faulty furnace and not because the tenant did not pay their gas bill.

Landlords Should Advise All Tenants to Purchase Renters Insurance

Many tenants do not know they are not covered under your insurance policy. You should advise all tenants to purchase renters insurance, so their possessions are protected in the event of a fire, flood, or other disaster. Renters insurance can also help protect their liability for an accident a guest may have inside of their apartment. Renters insurance can be purchased for as little as $10 a month.

Properly Store Tenants’ Security Deposits

As a landlord, it is your legal responsibility to keep a tenant’s security deposit according to your state’s laws. Many states are different, so you will have to check with your state to learn what is required.

In New Jersey, landlords with 10 or more rental units must keep their tenant’s security deposit in a separate interest bearing account. They must also inform the tenant in writing, within 30 days, of the amount of their security deposit, where their security deposit is being held and the interest rate.
The landlord is also responsible for informing the tenant annually of how much interest the security deposit has earned, for informing the tenant if their security deposit is transferred to another account and for informing the tenant if the property changes ownership. The landlord must also return the deposit and any interest, minus deductions for damages or other allowed expenses, within 30 days of the lease termination.

Before we learn how to get rid of geckos, we should first understand how to spot a real gecko problem.

Strange Noises in the Night

Geckos, like many lizards, are very nocturnal.

Shut Your Door

This may seem like it is too simple, but lizards love to run in when they see an opportunity.

  • Keeping doors shut except when in use goes a long way towards keeping lizards from entering your home. It is important to make sure everyone in your home is on board with this concept. It is not a hard habit to get into with a little bit of practice.
  • If you like to leave your door open for the air flow, then make sure to use a screen door at the very least.
  • Make sure it is a good fit so lizards cannot crawl under the door.
  • Weather stripping can help seal gaps that may have appeared as your home has aged.

Some doors may have too large of gaps at the seal or the screen. A door may be torn as well. This is something that you should inspect regularly because it can let in a lot of other pests besides lizards.

  • Geckos love bugs, so if there is room for bugs to get in, this very well may attract geckos in search of a great feeding area.

Reduce Insect Populations

While it is true that lizards can reduce the amount of insects in and around your home, it is also true that having a lot of insects can draw lizards in. This happens because they are looking for an abundant and easy source of food.

There are both chemical and natural ways to deal with insects in your home.

Post a Cat

Mixing your own is easy because all you need is a spray bottle and a good dollop of hot sauce mixed with water.

  • You can use a little bit of cooking oil if you want a lot to stick in one particular spot.
  • You can mix it as strong as you want. However, be cautious about mixing it too strong if you have some sensitive plants or other vegetation you care about.

Turn the Hose and Sprinklers On

Since Geckos don’t like cold water, you can use your garden hose to get them away from your porch, yard, and other spaces.

  • You can set your sprinklers to come on when motion is detected.
  • Of course, this is only useful if you are not in an area with water usage monitoring, and you don’t want to make your yard muddy or boggy.

Clear out the Clutter

The more places there are for geckos to hide, the more of them you will attract. A lot of us have items that we simply don’t use anymore. Reducing clutter is a goal to strive for.

  • If you are having trouble then just take it room by room, so you don’t feel overwhelmed.
  • Kids and teenagers can help out as well.
  • You can make reducing clutter fun by giving everyone some treat afterward.

Hiding spaces are critical to lizards surviving in your home. They are most comfortable where they can hide with ease.

  • Nevertheless, be aware they can squeeze into a tight space; therefore, don’t be surprised to open a door and startle one if you are having a major problem with them.

What Do You Do to Get Roaches Out of Your Dishwasher?

Roaches can live in hostile environments, without food or water, for long periods of time. Even the cleanest homes can become infested with roaches, and they will commonly claim the kitchen, notably the dishwasher, as their home base. Most people are unsure of how to eliminate roaches without contaminating their dishwashers with toxic poisons. You can eliminate roaches through non-toxic means, however, and they will stay gone for good if further preventative measures are taken.

Sanitize the Dishwasher

Pull any dishes out of the dishwasher and set them aside. Then remove the bottom rack from your dishwasher and examine the drain. Roaches love tight spaces — especially if that tight space comes with food and water. Remove any food debris from your drain. Place 1 cup of white vinegar on the top rack, and run your dishwasher on the hottest cycle available. Roaches cannot stand extreme heat or cold and this will flush out any stragglers and sanitize your dishwasher at the same time.

Eliminate Entry Points

Once you have sanitized the dishwasher and flushed out any remaining roaches, you will need to make sure they cannot make a home out of the appliance again. Check the bottom of the dishwasher for open spaces or cracks and fill them with caulk. Apply a fine layer of boric acid around the vicinity of the dishwasher and around any plumbing built into the exterior walls. The layer of boric acid should be nearly invisible to the eye, according to Mike Potter, an entomologist with the University of Kentucky.

Remove Remaining Roaches

Kill any remaining roaches by mixing one part boric acid, two parts cocoa and two parts flour and sprinkling the mix around troublesome areas of the kitchen, such as the floorboards, plumbing and the refrigerator. In order to keep roaches out of your newly sanitized dishwasher, you have to be sure that there are none left in the rest of your kitchen.

Take Preventative Measures

Keep roaches out of your dishwasher by always leaving the door locked shut, especially when there are dirty dishes waiting to be cleaned. Never leave food out on the kitchen counters and take the trash out daily. Clean the drain of your dishwasher at least once every two weeks to be sure no food is left lying. Sanitize your dishwasher every other week, or as needed.
